Imagine a resort that helps build the people, tools and systems that sustain it. Every room, meal, lesson and repair becomes part of the same living story.

This is Tusita as a worked proposal: a conceptual campus, a detailed build path and an open simulation. The first capital, land agreements and human skill must come from somewhere. What follows is how the system could turn them into a place able to keep going.

Otto translates a shared intention into connected tasks. Manifest makes needs visible. Koink.Fun can gather capital around verified milestones. People and supervised agents turn those resources into an operating place.

Select a stage to inspect its work, evidence and hold points. The 18-month sequence is illustrative; packages overlap, and real approvals determine the pace.

The first guest is the start of the test.

Open only after the site, services, people and funding are ready together. Daily evidence now replaces construction assumptions, and operating income can support the next round of needs.

Pay people and suppliers; fund routine care and maintenance. Transfer an explicit asset-renewal allowance and retain a cash buffer before setting anything aside for expansion.
Review service incidents, resident experience, water and energy imports, repairs and learning. Give less visible work a funded responsibility and evidence record without pretending to have solved its impact score.
Put the next need back into Manifest. A later cluster only proceeds after its funding, infrastructure, ecology and human approvals pass their own review.

EVIDENCE BEFORE ACCEPTANCE: Reconciled accounts, operating measurements, care records, asset condition, reviewed incidents and an auditable decision about what to improve next.
WHO EXAMINES IT: Residents, operating teams and independent reviewers under a proposed SOS decision process. ONEON’s eventual record infrastructure remains to be selected.
WHAT CAN HOLD THE NEXT STEP: Growth pauses when care is underprovided, essentials fail or the cash buffer is not funded. In this model, a funded expansion reserve is readiness to review, not permission to build.

Seeded from outside.
Sustained through usefulness.

Initial land access, capital, materials and expertise have to be secured. Koink.Fun does not create those resources from nothing. Its role is to organise support around work with agreed terms and evidence.

Later, hospitality, goods, experiences and useful service work could help sustain the place. The simulation counts guest and ancillary spending only, so unproven revenue streams do not quietly rescue the numbers.

Automation earns a wider scope.

Otto can prepare plans, compare scenarios, coordinate dependencies and draft work packages. People approve consequential decisions, qualified professionals sign off their domains and trained operators control physical work.

Open, automated manufacturing is the direction. The first test is a workshop that can make an inspected part, teach its method and repair it later.

Packages are treated as funded in sequence only after reserving contingency and opening cash. Real procurement may overlap, and acceptance evidence controls actual release. A commissioning hold consumes $0 of contingency here, leaving $439,800.

Budget coefficients: guest units $38k each; 24 resident homes $14k each; solar $1,100/kW; battery $450/kWh; water base $120k plus $600/m³ storage; growing infrastructure $75k/ha. Other packages are visible fixed allowances. Land purchase, debt, tax and investor returns are excluded.

Open the assumptions and equations

Revenue: available units × seasonal occupancy × days × (room rate + two guests × $35 ancillary spending). Demand is a continuous average; partial room-nights are expected values, not actual bookings. Any modeled service-loss day is refunded.

Costs: $48k/month fixed + $45 per occupied room-night + 4% booking/payment allowance + imported electricity at $0.25/kWh + water at $8/m³ + extra labour at $14/hour. Fixed costs include people, $3k protected care, base growing, supplies, administration, lease/insurance and logistics allowances. Crop shortfalls sit within the broad food purchasing allowance; there is no detailed commodity-price model.

Renewal: 3% of construction cost per year, transferred monthly only from available cash. Growth: up to 40% of positive operating balance after renewal, only after three complete operating months and subject to the cash, care, renewal and service gates. Any accumulated renewal shortfall pauses growth; this version does not model catching up missed transfers. These transfers are reserves, not additional expenses or investor returns.

Energy: 180 kWh/day shared + 4 kWh/resident + 15 kWh/occupied unit. Daily solar yield uses the fictional seasonal series below. 55% of demand is daytime. The battery carries charge between days, has 80% usable capacity and 90% charging efficiency. No grid charging is modeled.

Water: 140 L/person/day + 2 m³/day shared use + 2.5 m³/ha/day irrigation. Roof area is 900 m² + 55 m²/unit; rain capture is 80%. Suitable non-potable recovery is capped at 30% of domestic/shared use and at irrigation demand. Tanks begin empty; any external supply is counted. Water quality is assumed validated for each use and is not simulated.

Vegetables: 350 g/person/day demand, with an assumed 22 kg/ha/day growing yield, reduced during the dry scenario. This simplified balance does not model nutrients, pests, food security or the nutritional completeness of a diet.

Care: 64 core task-hours/day + two per occupied unit + scheduled care/upkeep. Hours below 32 accumulate as deferred work. Paid capacity remains fixed; assigning more work adds labour cost when capacity is exceeded.

The model uses 365 days per operating year and equal fixed monthly costs. It excludes a detailed construction cash-flow schedule, interest, taxation, depreciation, investment returns, insurance claims, crop-price changes and future expansion operations. It assumes external supply is available except during the explicit supply break. It is a tool for finding questions, not evidence that a real resort will perform this way.

Guest occupancy depends on a validated supply, a functioning treatment process and operators who can respond to a fault. The dependency stays open until the evidence is accepted.

TERMS / KOINK.FUN + SIDEGIGS

An illustrative $4,800 package within the commissioning allowance: $1,800 labour, $1,800 parts and consumables, $600 operator training and $600 independent review. Scope, pay, changes and disputes are agreed before work starts.

DELIVERY / WATER + LOGISTICS + BLOOM

Qualified people commission the approved design. Logistics records the equipment received. Bloom supports supervised operator learning. Otto assembles the evidence package from authorised shared records.
